## Häufig gestellte Fragen

- **Q:** What is the difference between a lease and a rental agreement?
  **A:** A lease typically covers a long-term period (e.g., 12 months), while a rental agreement is often short-term (e.g., month-to-month).

- **Q:** How much can a landlord charge for a security deposit?
**A:** Security deposit limits vary by state, typically ranging from one to three months' rent. The landlord must return the deposit (minus legitimate deductions for damages) within a specified timeframe after move-out.

- **Q:** Can a landlord raise rent during the lease term?
**A:** No, landlords cannot increase rent during a fixed-term lease unless the lease agreement specifically includes a rent increase clause. Rent increases typically occur upon lease renewal.

- **Q:** What are tenant responsibilities for maintenance and repairs?
**A:** Tenants are generally responsible for minor repairs, keeping the property clean, and reporting major issues promptly. Landlords must maintain habitable conditions, including plumbing, heating, structural integrity, and safety systems.

- **Q:** What notice must a landlord give before entering the rental unit?
**A:** Most states and countries require landlords to provide advance written notice — commonly 24 to 48 hours — before entering a tenant's home for non-emergency purposes such as repairs, inspections, or showing the unit to prospective renters. Entering without proper notice can constitute a violation of the tenant's right to quiet enjoyment and may expose the landlord to legal liability. Emergency situations such as a burst pipe or fire generally allow immediate entry.
