Residential Lease Agreement
This Residential Lease Agreement (the "Lease") is made effective as of 2023-10-01, by and between Landlord Name ("Landlord") and Tenant Name ("Tenant").
1. Property
Landlord agrees to lease to Tenant the property located at: 123 Rental St, City, State.
2. Term
The Lease term begins on 2023-10-01 and ends on 2024-09-30.
3. Rent
Tenant agrees to pay rent in the amount of $2000 per month, due on the 1st of each month.
- Payment Method: Rent shall be paid via check (e.g., check, bank transfer, online portal).
- Late Fee: If rent is not received by the 5 day of the month, a late fee of $50 will be charged.
- Returned Checks: A fee of $35 will be charged for any returned checks.
4. Security Deposit
Tenant shall pay a security deposit of $2000 prior to moving in.
- Refund: The security deposit will be refunded within deposit return days days after the end of the Lease, less any deductions for unpaid rent or damages beyond normal wear and tear.
- Interest: The security deposit interest bearing status (e.g., "will" or "will not") bear interest.
5. Occupants
The Premises shall be occupied only by the following individuals: occupants list.
- Guests: Guests may stay for no more than max guest days consecutive days or max guest days per month days in a month without Landlord's written consent.
6. Utilities
- Tenant Responsibility: Tenant shall pay for: tenant utilities (e.g., electricity, gas, internet, cable).
- Landlord Responsibility: Landlord shall pay for: landlord utilities (e.g., water, trash, sewer).
7. Maintenance and Repairs
- Tenant's Obligations: Tenant shall keep the Premises clean and sanitary. Tenant is responsible for minor repairs (e.g., changing light bulbs) and for any damage caused by Tenant's negligence.
- Landlord's Obligations: Landlord shall maintain the structure, roof, plumbing, heating, and electrical systems in good working order.
- Notification: Tenant must promptly notify Landlord of any necessary repairs.
8. Pets

- Pet Deposit: If pets are allowed, a non-refundable pet fee of pet fee and/or a refundable pet deposit of pet deposit is required.
9. Right of Entry
Landlord may enter the Premises to inspect, make repairs, or show the property to prospective tenants or buyers.
- Notice: Landlord will provide at least entry notice hours hours' notice before entering, except in cases of emergency.
10. Default
If Tenant fails to pay rent or violates any other term of this Lease, Landlord may terminate the Lease.
- Notice to Cure: Landlord will provide a notice to cure days-day notice to cure the default or vacate the Premises before filing for eviction.
11. Governing Law
This Lease shall be governed by the laws of governing jurisdiction.
- Lead-Based Paint: If the property was built before 1978, Landlord must provide a Lead-Based Paint Disclosure.
